This project consisted of providing the landlord shell building which was carefully positioned to maximize visibility, access, and site efficiency, with optimized parking, circulation, and service zones supporting both customer experience and operational demands. The shell establishes the structural framework, exterior envelope, and core infrastructure required for Target’s interior build-out—ensuring seamless alignment with national prototype standards.

From early planning through construction documentation, we delivered a coordinated, cost-aware design that balances tenant requirements with real-world development constraints. The result is a durable, adaptable retail building engineered to lease quickly, perform operationally, and deliver long-term value.
